STEP 1 - Your listed property is submitted to the MLS (Multiple Listing Service of Northern Illinois) for immediate release to over 60,000 active real estate agents and their Buyers.

STEP 2 - Listing sheets are custom prepared for your property for Buyers to highlight the amenities that will sell your property fast.

STEP 3 - The Realtors from Failla Realty immediately receive all the information and listing sheets of your home.  This insures that everyone in our office has first-hand knowledge of all the new listings and  amenities of your property. All agents from our office have complete access to showing your home to qualified Buyers.

STEP 4 - The Failla Realty well known "For Sale" sign, large and professionally designed, is quickly displayed on your property with Your Agent's name and direct phone number, or with the office phone number. The design and color of this sign has remained the same for over 40 years to insure immediate recognition of the sign and your property to prospective Buyers.

STEP 5 - With your approval, your home will be shown by appointment or with the use of a secure computer key box to qualified Buyers.

STEP 6 - Your home will be submitted to many Internet sites including our own,, and any others that are appropriate, with PROVEN RESULTS! for Buyers to view.
STEP 7- If the seller requests, we will schedule a public open house.

STEP 8 - Your Designated Listing Agent will explain and negotiate with you and for you all offers from prospective buyers from Failla Realty or the MLS.  At that time, we will discuss all aspects of the contract including terms, riders, price, closing/possession dates, and your selling costs.

STEP 9 - When your property has a contract pending, our work will continue for you.  With the assistance of the Buyer's Agent, we will coordinate all aspects of the transaction including, but not limited to, faxing contracts to your attorney, discussing home inspections and buyer's financing with you, and keeping you informed on the status of your sale to insure a smooth closing.
